is actively seeking partners (lessors) to utilize its vacant space on
its Lyons Campus in exchange for a fee. It contemplates issuing "Use of
Space Agreement(s)" authorized by Title 38 USC 513 to implement the
objective of generating revenue from private sector sources for use in
Veterans Health Care Programs. The VANJHCS Lyons campus is located in
the highly desirable area of Central New Jersey in Somerset County.
The campus is surrounded by a 9 hole golf course and is close proximity
to major interstate highways 287 and 78. Within the past few years the
Lyons Campus has undergone an extensive capital improvement program to
upgrade the building spaces and supporting utility infrastructure. As
a result of VANJHCS program changes there is approximately 200,000
square feet of medical and administrative space currently vacant and
available at the Lyons Campus of the VANJHCS. The setting is ideal for
health care, business office, assisted living, nursing home,senior
housing and other similar occupancies that can benefit veterans and the
population at large. The possibility exists for the VANJHCS to provide
certain administrative/clinical support services needed by the lessee
as part of any resulting agreement, (i.e. lab service, food service,
etc.). Priority consideration will be given to sources expressing an
intention to use the property for purposes that are consistent with and
supportive of the VANJHCS health care mission. The following is a
description of each of the available spaces that might be made
available as a result of this program: Building 4 -- is a Joint
Commision Accreditation of Healthcare Organization compliant, three
story handicapped accessible building that was completely renovated in
1991. The third floor is available and consists of 12,700 square feet.
The space was designed and equipped for use as a 30 bed Acute Inpatient
Ward. Building 9 -- is a JCAHO compliant, three story handicapped
accessible building that was renovated in 1994. The second and third
floor is available and consists of 31,200 square feet. Each floor was
designed and previously used as a 30 bed Intermediate Inpatient Care
Ward. Building 53 -- is a JCAHO compliant, four story handicapped
accessible building that was renovated in 1992. Portions of the first,
second, and third floor could be available and consists of 41,300
square feet. Each floor was designed and previously used to house two
30 bed Psychiatric Inpatient Care Wards. Building 55 -- is a four
story, 85,000 square foot building that can be renovated to suit the
needs of the tenant. Prior to the closure of this building in 1995, it
was used to house Psychiatric and Domicillary patients. Building 18 --
is a two story, 3,400 square foot building that can be renovated to
suit the needs of the tenant. prior to the closure of this building in
1993, it was used as a residence. Building 7 -- is a JCAHO compliant,
three story, 26,384 square foot building in good condition that was
used as a patientcare building. Note: Limited parking spaces to support
lessors use of the building can be made available as part of any
resulting agreement. It is anticipated that agreements will be for a 20
year period or less. renovation cost to accomodate the use intended by
the lessee will be borne by the lessee. Renovation will first be
approved by the VA and will be in compliance with VA construction
standards. Interested parties are requested to forward a brief letter

Following VANJHCS review of the respondents submission letter, VANJHCS
will contact the respondent(s) that it feels it can meet its mission
needs to arrange for site visits and to discuss further the possibility
