General Services Administration desires to lease between 9,900 and
10,000 usable square feet, yielding 11,400 to 11,500 square feet of
BOMA rentable square feet of office and related space available for use
by the Tenant for personnel, furnishings, and equipment. The space must
be on one floor with a minimum of 20 feet on center between columns.
The agency will be the Administrative Office of the U.S. Courts. Twenty
on-site parking space are required. The building offered must be
located within the Central Business Area of Phoenix, Arizona, within
the following boundaries: Starting at the railroad tracks and S. 19th
Avenue, heading counterclockwise to S. 7th Avenue, W. Grant Street, S.
7th Street, back to the railroad tracks, S. 13th Street, E. Van Buren
Street, N. 7th Street, Camelback Road, N. 7th Avenue, W. Van Buren
Street, N. 19th Avenue, and back to the point of beginning at S. 19th
Avenue and the railroad tracks. The General Services Administration
will use the Quality Solicitation for Offers to satisfy this
requirement of CLASS A space. Award factors will be based upon price.
The space must be in an office building and section of the city that is
professional and prestigious in appearance, well maintained, and of
modern design. The requested space must be fully serviced, and in a
building capable of being altered to meet the Government's security
requirements as well as ADA. The building must conform to the seismic
requirements for new construction of the current (1999) Edition of the
Uniform Buildings Code (UBC), or the 1976 Edition if the lateral load
resisting system is of concrete or masonry construction. The building
offered must not contain sprayed on fire proofing or acoustical
treatment containing asbestos. The term is for ten years, seven years
firm. Occupancy is desired by October 27, 2000. All letters of interest
should include all of the following: 1. Building name and address. 2.
Rentable square feet and rate per rentable square foot. 3. BOMA Method
of Measurement shall be used to determine square footage. 4. Common
Area Factor(s) for available space. 5. Only one offer per participating
Broker and letter from the Owner giving Broker Authorization to Offer
space. To submit a location for consideration, please forward pertinent
information by June 1, 2000. Because of the agency's immediate need for
office space no letters of interest will be accepted after June 1,
