- U.S. Government Requires Office Space The General Services Administration desires to lease approximately /12,230 to 14,560 rentable square feet of space, which must yield a minimum of between 11,000 and 13,000 square feet of occupiable office and related space available for use by the United States Probation Office for personnel, furnishings, and equipment. The space must be contiguous on one floor . Twenty (20) reserved on-site parking spaces or within one block of the offered building is required. The lease term will be for 4 years, 3 years firm with the Government having the right to terminate the lease on or after the firm term upon 30 calendar days notice. Occupancy is required on or prior to September 30, 2001. The building offered must be located within the Central Business Area of Phoenix, Arizona bounded by on the East: 3rd Street; South: Jefferson; West: 7th Avenue; North: Van Buren Street. The General Services Administration will use the Quality Solicitation for Offers to satisfy this requirement. The space must be in an office building that is professional and prestigious in appearance, well maintained and of modern design and/or tastefully rehabilitated to modern use. The requested space must be fully serviced, and in a building capable of being altered to meet the Government's requirements as well as ADA. The building must conform to the seismic requirements for new construction of the current (as of the date of the Solicitation) Edition of the Uniform Buildings Code (UBC), or the 1976 Edition if the lateral load resisting system is of concrete or masonry construction. The building offered must not contain sprayed on fire proofing or acoustical treatment containing asbestos.
