Description

Requirement: The U.S. Government is seeking to lease approximately 11,083 rentable square feet yielding 9,637 usable square feet of contiguous office and related space in Morristown, Tennessee. Street-level contiguous (same floor) space is preferred. Space must be located in a prime commercial office district with attractive, prestigious surroundings with a prevalence of modern design, tasteful rehabilitation in modern use or new construction. Location: The U.S. Government will be evaluating offers from the following delineated area: CBD -- (Central Business District) James St. to Morris Blvd., Cumberland St., to West 3rd St., Henry St. to Dale Ave., Jackson St. to Railroad Ave., Church St. to Andrew Johnson Highway, Andrew Johnson Highway to Hamilton Ave., Hamilton Ave. to E.2nd St., 2nd St. to Andrew Johnson Highway until it reaches James St. Outside the CBD Properties offered outside the CBD must have frontage on the following: North (from the CBD): Along Highway 11E (Andrew Johnson Highway) to Pope Rd. West: Along Haun Drive to Morris Blvd. East: Along Pope Rd. to Morris Blvd., then to 25E to Alex Hall Rd. Required: All services, supplies, utilities, and tenant alterations are to be provided as part of the rental consideration. Space must be ready for occupancy no later than June 1, 2002 or sooner. Lease Term: Term is 10 years, 5 years firm, with the Government having cancellation privileges after 5 years.
