- THE UNITED STATES GOVERNMENT WANTS TO LEASE SPACE IN THE SEATTLE METROPOLITAN AREA General Services Administration is interested in leasing approximately 125,000 rentable square feet of fully serviced ,"Class A" office and special space, along with 88 inside secured parking spaces, for a 10 year firm term, for the Immigration and Naturalization Service District office. The rentable space must yield a minimum of 96,000 BOMA usable square feet of space. Sufficient parking must also be available for employees and visitors within 1/8 mile of the leased premises. The space must be located within the following boundaries: In Seattle at Denny Way on the north, east to I-5, south on I-5 to So. Boeing Access Rd., west to Pacific Hwy. So. (99), south to 146th St, west to Hwy. 509, north to Hwy. 99 to Marginal Way to Alaskan Way So. terminating at Denny Way. The Government will employ a two-step design build acquisition process. After evaluating phase 1 offers, the Government will further compete the procurement among the most highly qualified offers, not to exceed 5, for purposes of efficiency. Preferential treatment will be given to offers of existing buildings meeting all of the following requirements: . Sheltered outside area leading to the entrance that will accommodate 200 people . A building setback from all public roadways/access. Buildings with less than the minimum 30 foot setback will not be considered. Preferential treatment will be given to buildings exceeding the minimum setback . A contiguous block of space beginning on the ground floor and not exceeding 5 floors . Separate employee and visitor entrances . Ability to accommodate a wide turning radius into the Sallyport for a large bus . Accessible to public transportation routes . Layout of space not to exceed a ratio of 2 to 1, length and width Offeror's are also invited to submit building sites, consisting of 8-10 acres of land, for the Government's consideration in the event an existing building cannot meet all of the Government's requirements. The Government would then execute an assignable option on the site selected, and compete the improvements among all interested developers.
