Description
Renovate and upgrade up to 12 restrooms. The Base contract shall = include the restrooms located on the first and second floors: = #101,#102,#201,?. Option No. 1 shall include the 2 elevator lobby = restrooms located on the third floor #301 & #302; Option No. 2 shall = include the 2 elevator lobby restrooms located on the fourth floor #401 = & #402. Option No. 3 shall include the 2 elevator lobby restrooms = located on the fifth floor #501 & #502; Option No. 4 shall include the = 2 elevator lobby restrooms located on the sixth floor #601 & #602. = Work in all restrooms would include, but not be limited to the = following: (a) remove and replace existing ceramic tile floor, setting = bed & base. (b) Remove existing ceramic tile walls and setting = bid-patch and repair walls as required to received textured paint. (c) = Provide additional/new lighting in restrooms and adjoining vestibules = as required to ring light levels up to the 40 foot candle level -- cove = lighting to be used where the existing ceiling is recessed. (d) Provide = manual dampers in existing restroom exhaust ducts and rebalance system. = (e) Cut patch and repair plaster ceilings as required to accommodate = lighting and ventilation work, et al. -- repair all plaster ceilings in = restrooms and provide a washable low maintenance paint coating. (f) All = waterclosets and lavatories are to be replaced -- automatic flush valves = and automatic faucets are to be used. (g) Provide new and/or replace = existing access panels to all water shut-off valves as required. (h) = Except for first floor, reconfigure stalls in each restroom to provide = a 5'x5' ADA compliant handicapped accessible stall in each = restroom -- rework plumbing piping as necessary. (i) Provide one = handicapped accessible urinal in each men's restroom that receives a = handicapped accessible toilet -- rework plumbing piping as necessary. (j) = Provide new solid surface lavatory coutertops with back and end = splashes. (k) Insulate hot water and drain pipes under new handicapped = accessible lavatores. (l) Install baby changing stations in both the = men's and women's restroom on the first floor as well as the men's and = women's estrooms located by the elevator lobbies on the second and = sixth floor. (m) Remove and replace existing toilet partitions with = phenolic resin partitions -- reconfigure toilet partitions as required to = provide for new handicapped accessible stalls. (n) Remove and replace = existing electrical receptacles with new GFCI duples receptacle outlets = and associated wiring as required. This project is open to both large = and small business concerns. The North American Industry = Classification System code is 233320 with a size standard of $27.5 mil. = The estimated cost range for this project is between $500,000 and = $1,000,000. The completion time for the lump sum offer is 180 calendar = days from receipt of notice to proceed (NTP). The liquidated damages = are $100.00 for each day of delay. This is a negotiated procurement, = proposals will be opened privately.
