Description
Requirement: The U.S. Government is seeking to lease approximately 9,590 rentable square feet yielding 8,339 usable square feet of contiguous office and related space in Oak Ridge, Tennessee. Space must be located in a prime commercial office district with attractive, prestigious surroundings with a prevalence of modern design, tasteful rehabilitation in modern use or new construction. Location: Offered properties must be located in Oak Ridge, Tennessee within the following delineated areas: Primary Area -- Central Business District -- North: Oak Ridge Turnpike, South: Manhatten Avenue to Rutgers Avenue to South Illinois Avenue, East: Rutgers Avenue to Manhatten Avenue to North Purdue Avenue, West: South Illinois Avenue. Secondary Area -- Outside Central Business District -- The area is extended to properties fronting on the Oak Ridge Turnpike from South Illinois Avenue to Tulane. Required: All services, supplies, utilities, and tenant alterations are to be provided as part of the rental consideration. On-site parking is required per local code and ordinance with 52 surface parking spaces required within two blocks. Space must be ready for occupancy on October 31, 2002. Lease Term: Term is 10 years, 5 years firm, with the Government having cancellation privileges, after 5 years. Owners/Agents: To submit a location for inspection, please contact the following office.
