- Description: General Services Administration is interested in leasing approximately 18,456 rentable square feet of quality office space that will produce 16,049 (minimum)? 16,850 (maximum) usable square feet for occupancy by Internal Revenue Service. Parking is required on site for 80 employees and approximately 50 visitors, including handicapped spaces. Unique Requirements: Space must be in a new or modern office building located in an area that is compatible with its surroundings. The location should project a professional and aesthetically pleasing appearance. Space must be contiguous and located on no more than 1 floor. Space must be serviced by municipal utilities. Space should be highly visible and have easy access. Regularly scheduled (throughout the day) public transportation must be available within 600 feet. Location: Space must be located within an area bounded by (1) North: Hyw 37/Greenwell Springs Road; East: N. Flannery Road to Hwy 190 East to O?neal Lane to Jones Creek Road to Seigen Lane; South: Perkins; West: College Drive/Ardenwood OR within the boundaries designated as (2) The Downtown Development District (DDD) SOUTH: I-10 Interstate bridge ramp; EAST: I-110 Interstate, WEST: Mississippi River; and NORTH: northern boundary of the State Capitol Complex OR (3) The Central Business District within the DDD is as follows: NORTH: North Street SOUTH: North Boulevard; EAST: I-110 Interstate; WEST: Mississippi River LEASE TERM: 10 years, 5 years firm Expressions of interest must be submitted in writing, no later than October 16, 2001.and should include the following information. Street address and building name, legal description, square footage, name, address and phone number of the Individual to be contacted, name of the recorded owner, evidence of authority to represent the owner, site plat for construction sites, scaled drawings of existing space. Authorized contacts: In no event shall the offeror enter into discussions concerning the space to be leased with representatives of Federal agencies other than the officers and employees of General Services Administration. OCCUPANCY: Space should be ready for occupancy within 180 days of receipt of the design intent drawing. Approximate occupancy date October 2002.
