Description
It is the General Services Administration intent to precure a lease for the IRS Taxpayer Sevices Office approximately 9,420 Rentable Square Feet, of office /related office space which will produce approximately 8,191 Net Usable Square Feet (NUSF),and unassigned open parking spaces for Govt. owned vehicles and open surface parking spaces for employees on site. An adequate parking for seasonal visitors and handicap, on site. Current lease is expiring effective Dec. 2, 2001. Requirements: 1. Government will consider, alternative space if economically advantageous to the Government including moving cost, alteration cost, etc. 2. The subject building must be readily accessible to clients during normal working hours. 3. Agency is to have access to the subject space 24 hours, seven (7) days, per week to space and parking space. 4. The ceilings shall be a minimum of 9 feet high. 5. Adequate parking for seasonal visitors in a shopping center parking ratio setting . 6. Estimated Type and Quantity of Space: office space 5,539 , conference 350 , storage space 500 , misc. support space 1,802 , Total of approx. 8,191 net usable square feet IRS hours of normal operations are approximately 6:00 am to 6:30 pm, approx. overtime utilities, (approx. 2 hours per week), contiguous block of space, T-1 capability, must be able to provide dedicated power, during work hours cleaning. 7. Food services shall be within approx. 1-2 blocks of subject building. 8 Fully serviced lease, including services, utilities, maintenance, janitorial service, parking on site. 9 Prospective lessor is to provide in their offer the proposed, base rental rate, operating cost and tenant improvement allowance paid by the lessor. 10 Area of Consideration: Space shall be within or border the following boundaries Within two blocks either side of the Interstate 35 corridor from Parmer Lane on the North to William Cannon on the South. 11 Terms: The lease term is for 10 years, with 5 years being firm term. Expression of Interest: Expressions of interest must be submitted in writing no later than November 30, 2001, and should include the following information: Street address and building name, if applicable; square footage offered, name, address, and phone number of individual to be contacted; description of space and services with price quote, evidence of authority to represent the owner.
