- General Services Administration is interested in leasing office space approximately 4,937 to 5,000 Rentable Square Feet, which will produce approximately 4,293 Net Usable Square Feet (NUSF) for the multi-agency consolidation consisting of (IRS, NOAA, MSHA, DOL). With IRS and MSHA being 3 years firm term and NOAA being 2 years firm term . Adequate parking for employees,visitors and handicap parking, on site. Current lease is expiring effective Jan. 31, 2002. Requirements: 1. All agencies must have readily accessible to clients during and after normal working hours and the subject building must provide the appearance of a dignified and professional space. And all agencies are to have access to the subject space 24 hours, seven (7) days, per week to space and parking space. 2. Approximate-Type and Quantity of Space: Total Office 4,707 NUSF, General Storage 155 NUSF, Show/locker area 75 NUSF for MSHA Total of approx. 4,937 NUSF. 3. MSHA requires shower / locker area of 75 NUSF. And tenant agencies prefer Shared conference room approxiamately 200 NUSF (as an shared amenity by all tenants in the building)and at no cost to the Government. 4. The prospective lessor is provide a scale drawings of the proposed building 1/4" to 1/8" to the scale. ' 5. Government is interested in considing alterative space if economically advantageous to the Government including moving, alteration cost, etc. 6. Fully serviced lease, including services, utilities,maintenance, janitorial service, parking, etc. 7. Food services shall be within 1-2 blocks of subject building. 8. Prospective lessor is to provide in their offer the proposed operating cost and tenant improvement allowance paid by the lessor. Area of Consideration: The subject space is required within the delineated area of: starting at the corner of Texas Ave. and Southwest Parkway in College Station, Texas go East/Northeast on Southwest Parkway to State Hwy. 6 bypass; thence turn North/Northwest on state Hwy. 6 bypass to E. University Drive; thence turn Southeast on E. University Drive to State Hwy. 2818; thence turn South/Southwest on State Hwy. 2818 and return to the point of closure. And including the Central Business District of the city of Bryan. Terms: The lease term is for 5 years, with 3 years being firm term; except for NOAA (2 years firm term) . Expression of Interest: Expressions of interest must be submitted in writing no later than November 30, 2001 and should include the following information: Street address and building name, if applicable; square footage offered, name, address, and phone number of individual to be contacted; description of space and services with price quote, evidence of authority to represent the owner.
