Description
The United States Government is expressing interest in locating office space within the boundaries listed below for the cities of Waukesha and Brookfield, Wisconsin for the Internal Revenue Service. The boundaries for Brookfield and Waukesha are: Northern Boundary -- In Brookfield -- Capitol Drive/Highway 190 than south to the eastern boundary of Pilgrim Road to the southern boundary of Greenfield Avenue/Highway 59 than heading west on Highway 59 to Highway 164 than south to Sunset Drive than west to Meadowbrook Road to the north back to Capitol Drive/Highway 190 in Waukesha. The purpose of this advertisement is to seek information from property owners willing to provide approximately 23,341 -- 25,675 square feet of rentable office space. Rentable space must yield approximately 20,297 -- 22,326 square feet of occupiable space, available for use by tenant for personnel, furnishings and equipment. Parking for five (5) Government vehicles must be available onsite with additional parking onsite or within a two (2) block radius for approximately 134 employees and daily visitors. Space is preferred on one (1) floor or more than two (2) contiguous floors. A lease term of 10 years/five (5) years firm is required. Occupancy is required by June 2002. The space offered should provide a modern office environment which meets the General Services Administration?s fire, life safety and handicapped accessibility standards. Brokers or agents may represent the prospective landlord, but any properties or proposals submitted by brokers/agents must be accompanied by written evidence that they are authorized to represent the building ownership.
