- General Services Administration Seeks Sources for Leased Office and Related Space Tulsa, Oklahoma Requirement: United States Government is seeking to lease Class A office and related space in Tulsa, OK. The space is to be occupied by United States Attorney's Office and requires approximately 35,650 rentable square feet (RSF) of office and related space and 13 official vehicle spaces, approximately 65 spaces available for employee parking. The rentable space must yield approximately 31,000 ANSI/BOMA usable square feet (USF) of office and related space for use by Tenant for personnel, furnishings and equipment. Unique Requirements: All services, supplies, utilities and tenant improvements must be provided in consideration of rental to be paid. By occupancy, the leased space and building shall meet the requirements of ADA, the National Fire Act and local fire codes. The site shall be inspected by the Government and/or its contractor to ascertain compliance with NEPA and other applicable regulations. Site must be located outside the 100 year flood plain. The offered space can be located on no more than 3 floors in existing buildings. No new construction will be considered. Location: THE AREA OF PREFERENCE MUST BE LOCATED WITHIN FOUR (4) BLOCKS OF THE PAGE BELCHER POST OFFICE & COURTHOUSE BUILDING. Offered properties should be in an office building within the specified delineated that is modern in design that is professional in appearance with surrounding development, well-maintained and in consonance with a professional image. Space must be within 2 miles of several fast food restaurants and have public parking available onsite or within 3 blocks at no cost or low cost. Lease Term: The lease term shall be for 10 years. Firm term of the lease, termination and renewal options will be stated in the Solicitations for Offers which will be issued to those offerors whose buildings are determined to be acceptable to the Government after the market survey. Occupancy: Occupancy date will be no later than August 31, 2002. Expressions of interest should include the following: Building name and address; contact person with phone number Rentable square feet offered and rentable square foot rental rate Method of measurement used to determine rentable square feet Common Area Factor(s) for available space by floor, if applicable RSF rate for "as is" space and any standard TI's offered. Written responses are required no later than December 7, 2001; verbal responses will not be considered.
