Description
The Government is interested in leasing approximately 39,800 rentable sq.ft. to yield 34,610 ANSI/BOMA Office Area sq.ft. of fully serviced office (to be provided as part of the rental consideration) and related space in GREENSBORO, NC. This space is required no later than OCTOBER 1, 2002. The lease term is ten (10) years with the Government having cancellation rights after five (5) years. First consideration will be given to locations within the CBD geographic boundary: NORTH by Fisher Ave to Battleground Ave; EAST: by Spring St to Freeman Mill; SOUTH: by W/E Lee St; WEST: by Edward R. Murrow Blvd. Should further consideration be required, location will be within geographic boundaries established as: NORTH: by Joseph M. Bryan Blvd/Benjamin Parkway; EAST: by Aycock St/Lovett St/Freeman Mill Rd/US220; SOUTH: Vandalia to Groometown to Hilltop (within City Limits boundary for Greensboro, NC); WEST: Guilford College Rd/New Garden Rd/Fleming Rd. Unique Requirements Overview: Offers must be for space in a quality building of sound, substantial construction and location shall embody a corporate park and/or professional office image. Industrial/warehouse sites or sites adjacent to railroads are not acceptable. Overall dimensions of offered space must be capable of efficient office layout with columns spaced at 20 feet from interior wall and each other and be no more than 2 feet square. 11 covered parking required. Employee parking ratio is one space per 250 rsf.
