Description

AMOUNT: Approximately 18,208 rentable square feet yielding a minimum of 16,553 ANSI/BOMA usable square feet to a maximum of 17,380 ANSI/BOMA square feet of office and related space. LOCATION: Space must be located within central business district of Greenville, outside of the flood plain area, easily seen from a major street and property must be fronting on or bounded by the following streets: North: N. Academy St. to I-385 East: I-385 to to North St. to S. Church St. South: S. Church St. to Howe St. to University St. to S. Main St. to Field St. to Markley St. to Rhet St. to River St to Camperdown way to S. Academy St. West: S. Academy St. to Hampton St. to Whitner St. to College St. If suitable space can not be found within the area described above, then the Government will look in the following area: North: Pelham Rd; South: Woodruff Rd; East: I-85 West: Laurens Rd to N. Pleasantburg REQUIRED: All services, supplies, utilities, partitioning and required tenant alterations are to be provided as part of the rental consideration. All property must be within or facing delineated area. Space must be ready for occupancy NO LATER THAN December 2002. TERM: Lease term will be for ten years with the Government having cancellation privileges in whole or in part on 30 days written notice after fifth year. OWNERS & AGENTS: Submission by any party other than the owner or manager of the property must be accompanied by a letter from the owner granting permission to make a general offering of the space.
